Quality control before project handover.

Our apartment defect inspections and developer defecting services identify visible workmanship defects, damage and incomplete work at practical completion and handover. These independent quality control inspections give site supervisors and subcontractors a clear record for planning rectification.

We tailor the inspection scope and reporting structure to your development, whether you need selected dwellings, an entire level, common property and shared areas, externals or a complete project.

GoInspect works with builders, developers, construction managers and project teams in Brisbane, the Gold Coast and Sydney, with multi-residential inspection programs available Australia-wide by arrangement.

Multi-residential defect reporting.

By apartment or dwelling

Review the findings for an individual apartment or home, with locations and photographs to support the unit’s rectification and handover.

By level or project area

Group findings around the way your site is managed—levels, common areas, car parks, externals and other agreed project areas.

By responsible trade

Combine a subcontractor’s items across multiple dwellings in one trade-specific defect report. Dwelling details, locations, descriptions and photographs stay with each finding, helping the trade plan rectification across the development.

Defect management & rectification progress

Support defect management with totals by unit, level, trade and project area. Inspection and re-inspection records show what has been reviewed and what remains outstanding, helping the project team coordinate defect close-out.

The Complicated Way

Other systems — illustrated workflow
A generic example of a complicated process.

  • Repetitive entry and extra administration
  • Plan-heavy setup and awkward room changes
  • Photos and instructions scattered apart
  • Depending on portal access to view findings
  • Unrelated items for trades to sift through
  • Hard-to-follow rectification records

Inspection scope to suit your development.

  • Individual apartments and houses
  • Townhouses and housing developments
  • High-rise residential projects
  • Corridors, lift lobbies and common areas
  • Car parks and agreed external areas
  • Streetscapes and other project-specific work

We agree the scope before work starts, including access, readiness, areas to be inspected and the reports your team needs. Common property defect inspections can form part of your development’s inspection program or be arranged as a separate agreed scope.

Plan the inspection program early

Share your expected completion sequence, dwelling numbers and access arrangements so the inspections can be coordinated with the project team.

Reporting arrangements and turnaround for large projects are agreed for the scope and program. We can discuss repeat visits as areas are completed and rectified.

Volume pricing

We can tailor project pricing to the volume of work, inspection scope, location and program. Request a quote with your project details.

From initial inspection to quality review.

The builder and relevant trades undertake rectification. We inspect, document and review the agreed work, giving the team a clearer record as the project progresses.

01 · Initial inspections

Inspect the agreed dwellings and project areas as they become ready.

02 · Organised reports

Issue photographed findings organised by unit, level, trade or project area.

03 · Trade rectification

The builder and subcontractors locate and attend to the reported items.

04 · Re-inspections

Our defect close-out inspections check rectification of previously reported items within the agreed scope. We record outstanding items and any new findings identified during the visit.

05 · Quality review complete

Provide a final record of the reviewed work, with any outstanding items clearly identified.

Project process: initial inspections, organised reports, trade rectification, re-inspections and quality review complete

Progress reporting supports the inspection and rectification program throughout; it is not a substitute for the final review of the agreed work.

A clear record at the end of the review.

Following inspection and re-inspection of the agreed completed works, GoInspect can provide an independent Quality Assurance Certificate as part of the project’s inspection records.

The accompanying report identifies any items that remain outstanding. The certificate records the quality review undertaken; it does not replace statutory building certification, an occupancy approval or engineering certification.
