A new home inspection in Ipswich helps you document visible workmanship and incomplete work before moving in. GoInspect services Ipswich and surrounding areas, including Ripley, Redbank Plains and the Springfield area. Start with the inspection that fits your build: a construction-stage visit, handover check or later maintenance inspection.

Provide the lot number and site contact

For an estate build, give us the lot number as well as the street address. New streets may not yet appear correctly on maps. Supply the site supervisor’s details, access instructions and relevant plans or specifications, and tell us about any changes or particular concerns.

Select the property’s region in the quote form. If the address sits outside the listed area or near a boundary, ask us to confirm the correct booking and any travel charge.

Choose the right point in construction

A stage inspection checks work while relevant details remain exposed. A completed-home inspection cannot assess framing behind linings or membranes under tiles. Early coordination with the builder makes it easier to arrange a visit before work is covered.

For handover, contact us when the builder can advise when the home will be substantially finished and ready. Coordinate access and allow time to review the report before the builder walkthrough where possible. Booking requests and dates still need confirmation.

What the inspection can check

The handover inspection assesses visible and safely accessible work within the agreed scope. Relevant items include paint and plaster finishes, doors and windows, cabinetry, tiling, flooring, wet-area finishes and accessible external work. Reported concerns are documented with photographs and locations, with responsible trades identified where applicable.

Finished linings and tiles conceal framing, services and waterproofing membranes. A visual inspection cannot verify those hidden elements or certify every system. Appliances are not tested. External roof inspection, specialist testing and engineering assessment require separately confirmed services.

Use your report with the builder

Standard residential reports are generally issued the same day; confirm timing when booking. Read the findings, discuss them with your builder and keep a written record of the response and agreed work. A return visit to check rectification is optional and separately priced.

A photographic report supports that conversation. It does not guarantee a particular dispute outcome or automatically determine whether payment can be withheld. Practical completion can include minor outstanding items; check your contract if completion or payment is disputed.

What if I have already moved in?

Contact us to discuss your concerns and an appropriate inspection. Taking the keys does not automatically end the builder’s defect obligations. If issues appear after handover, notify the builder promptly in writing and check the relevant contract, QBCC complaint and insurance requirements rather than relying on a general deadline.
