Building in Yarrabilba, Flagstone, Park Ridge, Logan Reserve, Holmview or elsewhere in Logan? A new home inspection in Logan provides an independent record of visible workmanship concerns. GoInspect offers stage, handover and maintenance inspections, with the visit matched to the property and agreed scope.

Start with the inspection stage

If construction is still underway, consider when the relevant work will be visible. A frame-stage or other construction-stage inspection is different from a finished-home handover visit. Independent workmanship checks also have a different role from prescribed certifier inspections and engineering certification.

For a completed home, arrange the visit when the builder advises it is ready. Provide the expected walkthrough date and coordinate safe access with the supervisor. A requested booking date still needs confirmation.

Help us find the right property

New estate addresses can be difficult to locate. Give us the lot number, street address, site contact and access instructions. Provide relevant plans or specifications and identify any variations or concerns you want raised before the visit.

Select the correct region and floor area in the quote form. If the property is outside a listed region or includes more than one dwelling, contact us to confirm the booking and price.

What the inspection can check

The handover inspection assesses visible and safely accessible work within the agreed scope. Relevant items include paint and plaster finishes, doors and windows, cabinetry, tiling, flooring, wet-area finishes and accessible external work. Reported concerns are documented with photographs and locations, with responsible trades identified where applicable.

Finished linings and tiles conceal framing, services and waterproofing membranes. A visual inspection cannot verify those hidden elements or certify every system. Appliances are not tested. External roof inspection, specialist testing and engineering assessment require separately confirmed services.

House, townhouse or duplex?

Tell us exactly which dwelling and areas you need inspected. A booking for one residence should not be assumed to cover adjoining homes, shared areas or a whole development. For multiple dwellings or common property, agree on the scope and reporting through a project quote.

For an investment property, arrange site access and nominate the contact who will receive and discuss the report. The report helps an owner reviewing the findings remotely, but it does not replace the builder’s response or the property manager’s separate role.

Use your report with the builder

Standard residential reports are generally issued the same day; confirm timing when booking. Read the findings, discuss them with your builder and keep a written record of the response and agreed work. A return visit to check rectification is optional and separately priced.

A photographic report supports that conversation. It does not guarantee a particular dispute outcome or automatically determine whether payment can be withheld. Practical completion can include minor outstanding items; check your contract if completion or payment is disputed.

If the builder disputes an item

Ask for the response in writing and keep the report and correspondence together. The assessment should consider the observed condition and applicable specification or requirement. If the matter remains unresolved, check the current QBCC process and deadlines for the particular issue.
