- Transparent pricing: the calculator includes GST and applicable selected options or travel charges.
Why arrange an independent inspection?
A new home can look ready while doors need adjustment, tiles are chipped or finishing work remains incomplete. An independent inspection gives you another experienced assessment and a record of the items identified within the agreed scope.
Arrange the visit when the home is substantially complete, clean enough to assess finishes and safely accessible. Coordinate timing with the builder so you have an opportunity to review the findings before the handover discussion.

What does a Sydney handover inspection cover?
The property and agreed scope determine the areas we can assess. Typical checks include:
- Visible paint, plaster, flooring and tiling workmanship.
- Accessible door and window operation, alignment and hardware.
- Cabinetry, joinery, fittings and visible damage.
- Bathroom and laundry finishes, grout and sealant.
- Safely accessible balconies, garages and external finishes within the booking scope.
A finished-home visual inspection cannot verify concealed framing, membranes behind tiles or hidden services. Appliance testing, specialist electrical or plumbing certification, engineering assessment and external roof walking are outside the standard visual scope. Discuss additional investigations before booking.

How GoInspect services Sydney buyers
We inspect properties in selected Sydney areas, as well as assisting Sydney-based owners who have properties in South East Queensland. The inspection address determines which service region applies.
Sydney coverage
The quote form currently lists Canterbury-Bankstown, St George and Inner West; Sydney CBD, Eastern Suburbs and Bayside; and Parramatta, Liverpool and South-West Sydney. Outer Sydney addresses require confirmation and may attract additional travel charges. Sydney visits are serviced from Roselands; Northern NSW visits are serviced from the Gold Coast.
You do not need to attend
Provide your builder or supervisor’s contact details so access can be coordinated. Send floor plans and particular concerns beforehand. We send the report digitally, and generally also send it to the builder when their email has been provided.
Pricing and booking
Select Handover / Practical Completion, New South Wales, your region, property type and total building floor area in the quote calculator. Review the total including GST, options and travel. A follow-up inspection is optional and separately priced.
The builder walkthrough and your independent inspection
Your builder’s walkthrough, an independent workmanship inspection and statutory building certification have different purposes. The walkthrough lets you discuss the finished home and outstanding work with the builder. Our inspection provides a separate photographic record of visible findings. It does not replace a certifier, specialist assessment or occupancy approval.
What to expect from your report
Each reported item brings together its photograph, description and location. We identify the responsible trade where appropriate, helping the builder organise rectification. Minor paint and plaster blemishes may be marked with coloured tape and recorded as an approximate count in the inspection notes; more significant findings are itemised.
Standard residential reports are generally issued the same day. Larger development programmes have their own reporting arrangements. View our handover service details and sample report to see how the information is presented.

Examples of findings
Visible findings can include binding doors, damaged cabinetry, chipped tiles, incomplete grout or silicone, unfinished fittings and external finishing defects. Their significance depends on the actual condition and applicable requirements; a photograph or a general defect list cannot establish the condition of every home.
NSW guidance and next steps
Raise concerns with the builder promptly and keep a written record of agreed action and dates. Building Commission NSW explains resolving building disputes, statutory warranties and relevant time limits. Processes differ for individual dwellings and apartment common property.
An inspection report records findings within its scope. It does not determine payment obligations or guarantee rectification. Obtain advice about your contract or time limits if a dispute arises.
Frequently asked questions
Does GoInspect inspect properties in Sydney?
Yes, in selected Sydney areas serviced from Roselands. Choose your region in the quote form and provide the address so availability and access can be confirmed.
Is a PCI different from a handover inspection?
PCI, pre-handover and handover inspection are commonly used for similar completed-home checks. Tell us how far the build has progressed so the timing and scope can be agreed.
How much does it cost?
The price depends on property type, floor area, region and selected services. Check your current Sydney inspection price. Brisbane examples on our handover page illustrate how property size affects pricing; use your own region for an exact quote.
What if I notice a concern after handover?
Photograph it, notify the builder promptly in writing and keep correspondence. Check the NSW guidance above for the applicable process and time limits.
Do I need to be present?
No. We can coordinate access with your site contact and send the report digitally. If you wish to attend, arrange this in advance subject to the site’s requirements.
What types of properties do you inspect?
Our residential quote form caters for houses, townhouses, units, duplexes and dual occupancies. Multi-unit developments and common property require an agreed project scope through our builders and developers quote page.
How does the report help with builder follow-up?
Photographs, locations and descriptions help everyone identify the same item. Use the report to discuss the work and record agreed responses. A separately priced re-inspection can check rectification and record remaining or new visible items.
